How to build a renewal schedule

  1. List every property with the expiry date of each certificate it holds.
  2. Set reminders 8 weeks before each expiry, so there is time to arrange access and any remedial work.
  3. Group checks by address where dates are close, so one visit can cover several certificates.
  4. File each report against the property, and record the date it was given to the tenant.

Our landlord compliance packs are built around this approach: one quote and one booking per property, with renewal dates noted when documents are returned. For a fuller walk-through, read how to manage certificates across multiple properties.

Frequently asked questions

Can a gas safety check be done early without losing the renewal date?

Yes. A check carried out in the two months before the deadline can keep the original expiry date. Check current HSE guidance for the details.

Does every rented property need a fire risk assessment?

Not every single-household let does. It applies to the common parts of buildings with more than one dwelling, HMOs and other premises covered by the Fire Safety Order.

Is there a legionella certificate?

No. The duty is to assess and control the risk; a written risk assessment is the usual way to show that.

We coordinate qualified providers; accreditation is held by the individual provider who carries out each inspection.
