Smoke and CO Alarm Checks in London
Private landlords in England must fit a smoke alarm on every storey used as living accommodation, and a carbon monoxide alarm in any room used as living accommodation that contains a fixed combustion appliance (gas cookers excepted). Alarms must be checked to be working at the start of each new tenancy, and repaired or replaced once a fault is reported. We coordinate these checks for letting agents and portfolio landlords, often alongside other move-in certificates.
What the check covers
- Smoke alarms present on each storey and working
- CO alarms present where there is a fixed combustion appliance, such as a boiler or wood burner
- A written record of what was found, for your file
When to book it
- At the start of each new tenancy
- When a tenant reports a faulty alarm
- When combustion appliances are installed or changed
How we help
- Send the addresses and the tenancy start dates.
- We confirm scope and quote per property.
- We arrange the visit and you receive a record of the check.
We coordinate qualified providers; accreditation is held by the individual provider who carries out each inspection.
Need alarm checks alongside other checks? Our landlord compliance packs group the certificates a let property needs into one quote and one booking.
Related checks: gas safety certificates and fire risk assessments.
