Gas Safety Certificates (CP12) in London

Landlords must have gas appliances, fittings and flues in a rented home checked every year by a Gas Safe registered engineer, and keep a record of the check (often called a CP12 or landlord gas safety record). For letting agents and managers with several properties, the hard part is rarely the check itself: it is keeping track of renewal dates, arranging access with tenants and getting the record into the right file on time. We coordinate that for you.

What the annual gas safety check covers

  • Gas appliances such as boilers, fires and cookers supplied by the landlord
  • Pipework, fittings and flues serving those appliances
  • Ventilation and safe operation, with any issues recorded

Key landlord duties (England)

  • A check every 12 months by a Gas Safe registered engineer
  • A copy of the record given to existing tenants within 28 days of the check
  • A copy given to new tenants before they move in
  • Records kept for at least two years

How we help agents and portfolio landlords

  1. Send the addresses, appliance details and renewal dates.
  2. We confirm scope and send a written quotation per property.
  3. We book the engineer and arrange tenant access.
  4. You receive the record, with the next renewal date noted.

We coordinate qualified providers; accreditation is held by the individual provider who carries out each inspection.

Need a gas safety check alongside other checks? Our landlord compliance packs group the certificates a let property needs into one quote and one booking.
