Electrical Safety (EICR) in London

Private landlords in England must have the fixed electrical installation in a rented home inspected and tested by a qualified and competent person at least every five years. The result is an Electrical Installation Condition Report (EICR). We coordinate EICRs for letting agents, property managers and portfolio landlords, from booking and access through to returning the report.

What an EICR covers

  • Wiring, sockets, switches and light fittings
  • The consumer unit (fuse board) and protective devices
  • Earthing and bonding

Portable appliances are not part of an EICR.

Key landlord duties (England)

  • An inspection at least every five years, or sooner if the report says so
  • A copy of the report given to existing tenants within 28 days, and to new tenants before they move in
  • A copy provided to the local authority within 7 days if requested
  • Remedial or further investigative work completed within 28 days, or sooner if the report specifies

How we help

  1. Send the addresses and any previous report dates.
  2. We confirm scope and quote per property.
  3. We book the inspector and arrange access.
  4. You receive the report. If remedial work is needed, we can help you arrange quotes for it.

We coordinate qualified providers; accreditation is held by the individual provider who carries out each inspection.

Need an EICR alongside other checks? Our landlord compliance packs group the certificates a let property needs into one quote and one booking.

Related checks: gas safety certificates and EPCs.
